London Plan Energy Statement and
BREEAM (Building Research Establishment Environmental Assessment Method) Domestic Refurbishment Pre-Assessment
- Located in the London Borough of Merton, close to the tube station in an area of regeneration
- To support a planning application for the addition of 3 floors on an existing two-storey commercial building
- Aim of creating 5 new domestic properties
THE PROCESS
- Our assessors used their wide experience to recommend a series of measures to improve the sustainability in the following areas:
- Building Management
- Health/well being
- Energy
- Water
- Materials
- Waste
- Pollution
- To reduce the carbon emission rate, we also recommended more measures including low U-values for external elements, low air permeability and the specification of air source heat pumps
THE RESULT
London Plan Energy Statement
- We achieved a 49% reduction in Carbon Emissions against Part L Baseline standards in order to go above and beyond the London Plan requirements of 35%
BREEAM Domestic Refurbishment Pre-Assessment
- Achieved a BREEAM rating of 'Very Good' to comply with Merton Borough's sustainability plan
- Outlines how the development will comply with various Building Regulation requirements such as Part F, Part E, Part G, Part L and Part M
- By providing the full compliance package, the schemes proposals are on the same wavelength and do not contradict each other leading to a well balanced planning application as well as offering excellent value using our package plan
